In early March, Teton County Commissioners approved land development regulations for the Northern South Park Plan completing the first step in a multi-layered approval process that could bring up to 1,437 new homes to the community.
About the Northern South Park Plan
- The Northern South Park Plan has identified 225 acres of ranch land for the site of over 1,400 residential and deed-restricted housing units. The Comprehensive Plan describes a “village” neighborhood with a variety of housing types and multi-modal streets surrounded by “preservation” zones where wildlife habitat and scenic views are protected. Additional goals include:
- Create a mixed-income neighborhood and allocate 70% of its units to either Affordable or Workforce housing entitlements
- Connect recreational pathways to the existing Jackson Hole Community Pathways System and construct a centralized 3 to 5 acre park and smaller parks throughout to provide a high quality of life
- Establish Neighborhood Centers for residential, community and commercial uses
As for the long-term impact, it is important to note that the Northern South Park Plan is far from breaking ground. In the coming months and years, the Plan will undergo planning, permitting and additional review where public input and further government buy-in is required. Regardless, in a county where approximately 3% of land is developable, the Northern South Park Plan could bring historic changes to our community and housing market.
